Most homeowners do not look at their roof until something goes wrong. By the time moss is visible from the ground, it has usually been established for several years. The moss itself is the obvious sign, but the real damage is what happens underneath. Moss and lichen root structures penetrate porous tiles, retaining moisture and accelerating the freeze-thaw damage that cracks and weakens tiles from the inside. Every heavily mossy roof we have cleaned across the South East has had some degree of tile deterioration underneath. The moss is the visible sign; the tile damage is the expensive one.
We use a soft-wash system, not high-pressure washing. High pressure can crack tiles, strip granules from felt, and dislodge mortar from ridge tiles. These are not theoretical risks. We see the results of pressure washing done wrong with some regularity, and it can cause more damage than the moss itself. Our low-pressure system, combined with specialist biocide treatments, kills organic growth at the root and removes it without any risk to the tile surface or the roof structure.

Is soft washing safe for all roof tiles?
Yes. Soft washing uses low pressure to clean tiles without risk of cracking, stripping, or dislodging anything. We use the same method for concrete tiles, clay tiles, and slate. It is the approach recommended by the NHBC and most roofing manufacturers, not high-pressure washing.
How long does a roof clean take?
Most domestic properties take a full day. Larger properties or heavily grown roofs may need a second visit. We confirm timing when we quote, so you know what to expect.
How long before the moss comes back?
With our biocide treatment, most roofs remain clear for three to five years, sometimes longer. Results depend on the roof's aspect, local tree cover, and proximity to the coast. North-facing or heavily shaded roofs will see growth return sooner than open-aspect roofs.
Will cleaning remove lichen as well as moss?
Yes. The biocide treatment kills lichen at root level. Very heavy lichen growth may take longer to fully clear, as the dead material takes time to weather off. We will tell you honestly what to expect based on what we see when we quote.
Do I need to be home during the clean?
Not necessarily. We need access to a water supply and the property boundary. You do not need to be present for the work itself. We confirm access arrangements when we book.
