The Service

Roof Coating

After a thorough clean, a breathable roof coating seals your tiles against moisture, slows the return of moss and algae, and gives the roof a refreshed, uniform appearance at a fraction of the cost of re-roofing.

Roof coating is the logical next step after a professional clean. Once tiles have been cleaned and biocide-treated, applying a protective coat seals the surface against moisture, significantly slows the return of moss and algae, and gives the roof a refreshed, uniform appearance. It is a functional job, not a cosmetic one. Roof tiles are porous, and water ingress is the primary cause of tile deterioration. Coating reduces that directly and extends the working life of the tiles.

Roof coating is not a substitute for structural repairs. If tiles are cracked, broken, or the underlying felt is damaged, those issues need addressing first. What coating does is protect a structurally sound but weathered roof from further deterioration. We inspect before we quote, and if we find structural issues that need a roofer, we say so clearly rather than coating over problems that will only get worse.

Breathable Coating Only

We only use breathable products that allow moisture to escape. Non-breathable coatings trap damp inside the tile and cause accelerated damage.

Reduces Water Absorption

The key driver of tile deterioration is moisture ingress. Coating reduces this directly, extending tile life significantly in the South East's wet climate.

All Common Tile Types

Concrete tiles, clay tiles, and slate. Always applied after a thorough clean and biocide treatment. Never to a dirty or contaminated surface.

10 to 15 Year Protection

A correctly applied breathable coat lasts over a decade in most South East conditions. Realistic expectations, not inflated ones.

A correctly applied breathable coating lasts over a decade on most South East roofs. That is the sensible conversation to have before anyone starts talking about full replacement.

Why It Matters

The Problem We Solve

Roof Coating before treatment, Raw Power Exterior Cleaning

Freeze-Thaw Damage

Water absorbed into porous tiles freezes, expands, and fractures the tile from within. This process worsens with each cycle and eventually leads to cracking, spalling, and tile failure, often faster in coastal areas.

Non-Breathable Coatings Cause Harm

Cheap products trap moisture inside the tile, making deterioration worse over time. We have seen roofs coated with non-breathable products fail faster than if nothing had been applied at all.

Far Cheaper Than Re-Roofing

Cleaning and coating a structurally sound roof extends its working life by years at a fraction of the cost of a full replacement. For most ageing roofs, it is the sensible conversation to have before committing to re-roofing.

How We Work

Our Process

01

Full Roof Clean

The roof is thoroughly cleaned and biocide-treated before any coating is applied. This step is non-negotiable. Coating applied to a dirty or contaminated surface will not bond correctly and will not last.

What this means for you: The coating bonds to the tile surface properly and lasts as long as it should, because we never skip the clean.

02

Surface Preparation

Ridge tiles and mortar are inspected and made good where necessary. We check that the surface is fully sound before coating begins.

What this means for you: We only coat a roof that is fully ready. No shortcuts that lead to premature failure.

03

Coating Application

Our breathable waterproof coating is applied systematically across the entire roof surface, covering all tile faces evenly.

What this means for you: The entire roof is covered evenly, with no patches or variation in the level of protection across different sections.

04

Inspection & Sign-Off

We inspect the finished coat before completing the job. You receive details of the product applied and the expected protection period.

What this means for you: You know exactly what was applied and how long the protection should last, in writing, before we leave.

FAQs

What homeowners ask us before booking

The questions we hear most often, answered honestly.

How long does roof coating last?

A quality breathable coat, properly applied to a clean and prepared surface, typically lasts 10 to 15 years depending on the product, local conditions, and the roof's aspect. Exposed coastal roofs in areas like Folkestone, Margate, or Eastbourne may sit toward the lower end of that range. We give realistic expectations, not inflated ones.

Can you apply coating without cleaning the roof first?

No, and we will not do it. Coating over moss, algae, or dirt will not bond to the tile and will fail within a few years. The clean is always the essential first step. There are no shortcuts.

What is the difference between a breathable and a non-breathable coating?

A breathable coating allows moisture trapped within the tile to escape while blocking water from entering from outside. Non-breathable coatings seal the tile completely, trapping moisture inside. That trapped moisture then expands in freeze-thaw cycles and causes accelerated tile damage, sometimes worse than if no coating had been applied at all. We only use breathable coatings.

Is roof coating suitable for all tile types?

We apply coating to concrete tiles, clay tiles, and slate. Flat roofs use a different product category entirely and are handled differently. Contact us to discuss your specific roof and we will advise honestly on whether coating is the right option.

Will coating change how my roof looks?

A quality breathable coating gives tiles a refreshed, uniform appearance. It does not leave a shiny or plastic-looking finish. On older tiles that have weathered unevenly, the result is a more consistent, restored look.

Can coating fix cracked or broken tiles?

No. Coating is not a structural repair and should not be used as one. If tiles are cracked, broken, or the underlying felt is damaged, those issues need addressing by a roofer before coating is applied. We inspect before we quote and will tell you honestly if we find structural problems that need attention first.
